Renovation and restoration of Urban distressed areas, due to the exhaustion loss. Physical structure of cities affected by natural factors, socio-economic and burnout are gradually changed. Because the reconstruction and modernization of the challenges associated risk assessment they will be important. The aim of this study was to determine the types of risks in the projects of modernization and reconstruction of urban distressed areas by studying the Majd project Mashhad.
Referring to identify risks relevant project documents, relevant risks are extracted. For this purpose, a questionnaire based on the variables of interest were filled by 50 managers and experts were part of this project. To analyze the data, relevant statistical software was used.
The results show that the risks affecting in urban distressed areas at Majd Mashhad project include: economic and financial risks, technical, social, political and environmental, After analyzing the weight, the greatest impact of financial risk and economic risk with an average of 18.4, and in the next place, to the risk of social 05/3, 77/2 technical risk, political risk is 64/2 and 36/2 environmental risk. The financial risk has the greatest economic impact and environmental risk associated with the lowest risk is in project.
